Traditionally delivered as "Design-Bid-Build," general contracting is the most common form of contracting and is the most frequently selected method in municipal tendering. In this format, the Owner will engage its own design team and select its contractor through the tender process that best suits their needs. This can be sole source, competitive open bid, invite to bid or a prequalification process.
The largest benefit to Owners is a stipulated price for project delivery. Generally this approach is taken when an Owner has more time to finish their design and requires greater cost certainty.
